Application Process

- Fee Payment:
- Pay the non-refundable E-Brochure Document Fee and Processing Fee as specified.

Allotment Process
The allotment process varies based on plot size:
- Plots up to 500 sqm: Allotted through a lottery system.
- Plots above 500 sqm: Allotted after an interview by a duly constituted committee.
- Scrutiny: The Screening Committee reviews applications. Incomplete or incorrect applications may be rejected or require clarification.
- Allotment: The Allotment Committee recommends eligible applicants, and the competent authority approves the final list.
- Allotment Letter: Issued within 30 days of approval, specifying the plot number.
- Payment:
- Deposit 30% of the total premium (after adjusting Registration Money) within 60 days of the allotment letter issuance.
- The remaining 70% is payable in 10 half-yearly installments over 5 years with interest (currently 10% p.a., subject to change).
- Option for full payment within 60 days with a 2% rebate on the total premium.
Note: Non-payment within the stipulated time leads to cancellation and forfeiture of Registration Money. In exceptional cases, a 90-day extension may be granted with interest, subject to CEO approval.

The scheme offers plots across various sectors with specific sizes and rates for the financial year 2025-2026. Rates are applied on a telescopic basis based on plot size.
Sector 13 & 15 (General Industries):
- 0–4000 sqm: ₹7900/sqm
- 4001–20000 sqm: ₹7850/sqm
- 20001–80000 sqm: ₹7800/sqm
- Above 80000 sqm: ₹7700/sqm
Sector 26 (General Industries):
- 0–4000 sqm: ₹7900/sqm
- 4001–20000 sqm: ₹7400/sqm
- 20001–80000 sqm: ₹6900/sqm
- Above 80000 sqm: ₹6400/sqm
Sector 27 & 28 (General Industries, Narkata & Bhagwanpur):
- 0–4000 sqm: ₹6600/sqm
- 4001–8000 sqm: ₹6400/sqm
- 8001–20000 sqm: ₹6100/sqm
- 20001–40000 sqm: ₹5700/sqm
- 40001–80000 sqm: ₹5300/sqm

- Sector 27: 15 plots (1156 sqm to 198178 sqm)
- Sector 28 (General): 10 plots (296 Sayreville4 sqm to 13000 sqm)
- Sector 28 (Plastic Park): 31 plots (600 sqm to 5832.24 sqm)
Special Conditions
Implementation Timeline
- Construction must commence after executing the lease deed and taking possession, as per the approved building plan.
- Completion timelines depend on the proposed investment:
- Up to ₹25 crores: 2 years
- ₹25–50 crores: 3 years
- ₹50–100 crores: 4 years
- Above ₹100 crores: 5 years
- Extensions may be granted in exceptional cases with fees (1–3% of the current premium for 1st to 3rd year, up to a maximum of 5 years).
Permissible Activities
- Activities must comply with GIDA’s zonal regulations and Master Plan 2032.
- Public nuisance or hazardous activities are prohibited.
- Warehousing is allowed only on designated plots.
Subleasing and Subletting
- Subleasing: Not permitted.
- Subletting: Allowed for functional or previously functional plots, with applicable charges.
Cancellation and Forfeiture
- Grounds for Cancellation:
- Non-payment of dues
- Non-utilization within the stipulated time
- Breach of allotment/lease conditions
- Forfeiture:
- On surrender: Interest, lease rent, and other charges are forfeited; 10% depreciation for constructed sheds.
- On cancellation: Earnest money and other dues are forfeited.
- A 30-day notice is issued for utilization defaults (60 days if mortgaged to a financial institution).
Transfer and Reconstitution
- Transfer: Allowed only for functional units, with transfer levy as per GIDA policy.
- Reconstitution: Permitted without levy if the controlling interest is retained; otherwise, treated as a transfer.
